The Future of Property Inspections: AI, 360° Tech & What Comes Next with Jeremiah Antipas

    03/09/2026 | 34 mins.
AI is changing property management fast — but what does that actually mean for property inspections?
In this episode of The Alternative Property Management Show, David Faulkner and Harrison Vaughan are joined by Jeremiah Antipas from Inspection Express to talk about the rapid evolution of property inspection technology and where the industry could be heading next.
Jeremiah shares the Inspection Express story, from its beginnings in 2013 through to more than 5,000 agencies using the platform across Australia, New Zealand and the United States.

The conversation explores 360° inspections, AI-generated condition reports, automated entry and exit comparisons, future integrations with maintenance platforms, asset registers and the possibility of technology eventually detecting everything from moisture and mould to smoke alarm condition.

They also tackle a bigger question: as AI takes over more of the administrative work, could property managers become too reliant on technology — and how does the industry continue demonstrating its value to landlords?

Plus, the team discusses tenant-led inspections, the debate between all-in-one software and specialist PropTech platforms, Inspection Express' global expansion and what property management could look like over the next decade.

Jeremiah will also be joining the PropTech panel at the PMC on 29–30 October.

"In Writing or It Didn't Happen" Sara Green on AI Complaints, Privacy Requests and PM Safety

    28/08/2026 | 42 mins.
David Faulkner and Harrison Vaughan are joined by Sara Green, National Operations Manager at Property Brokers and a speaker at this year's PMC, for a frank look at what's landing on the complaints desk in 2026.

Sara's rule hasn't changed in sixteen and a half years: if it's not in writing, it didn't happen. She explains why a date stamped note in Palace beats anyone's memory, what she asks for the moment a file reaches her, and how to handle the sting of a complaint laid against you.

The conversation turns to AI. Complaint volumes have skyrocketed, full of walls of text from people who haven't read what they sent and won't take a phone call. Sarah makes the case for AI as a tool you can only use safely if you already know your subject.

"I Want to Be a Leader, Not a Manager" — Britney Ross on Leading at 25

    20/08/2026 | 41 mins.
David Faulkner heads to the Southern Lakes to meet Britney Ross, Bailey's Wanaka team leader and one of the youngest voices on the PMC 2026 intergenerational panel. At 25 and one year into her first leadership role, Brittany unpacks the difference between managing and leading, why she cut her portfolio in half to properly back her team, and what she wants the industry's more experienced operators to hear: get comfortable with change.

She also lifts the lid on property management in a resort town — winter rentals that vanish come summer, high-end homes with high-end expectations, and the constant battle to get a tradie to turn up. Samantha Arnold (Wolfbrook) joins mid-show for a frank take on the new Renters United report, how her team locked AI down inside their own four walls, and why property managers still need to know their stuff — because, as Brittany puts it, she's caught AI getting notice periods wrong more than once.

Brought to you by PMC 2026 (29–30 October — awards now open) and Renti

AI Applications at the Tenancy Tribunal – With Special Guest Sarina Gibbon

    06/08/2026 | 40 mins.
David flies solo this week — no Sam Arnold (off skiing near Dunedin) and no Harrison Vaughan (presumably napping) — but he's joined by Sarina Gibbon of Tenancy Advisory Limited to unpack the Principal Tenancy Adjudicator's new practice note on the use of AI in Tenancy Tribunal applications.

Serina breaks down what a practice note actually is, why AI-generated applications can be a tell-tale sign of a weak or under-resourced case, and how property managers can use that to their advantage. They discuss the real possibility of cost awards against meritless, AI-driven claims, why RTA knowledge and good storytelling still win the day, and how the Tribunal's guidance lines up with the Courts of New Zealand's own AI guidelines for lawyers, judges, and self-represented parties.

The conversation also covers the new three-month pilot scheme fast-tracking rent arrears and urgent health-and-safety cases, and David and Serina share some frank views on Renters United's recent comments about the Tribunal. Plus, updates on the PMC Awards (opening 10 August) and PMC conference tickets.

Building Aspire: Growth, AI, and People-First Property Management with Sam Hewetson

    30/07/2026 | 41 mins.
What does it take to scale a property management business while keeping its culture intact? In this episode, we sit down with Sam Hewetson, Business Development Manager at Aspire Property Management, ahead of PMC 2026. Sam's own path from leasing agent, to property manager, to now leading a team of sales experts as BDM mirrors the growth story he shares: how Aspire has expanded into an operation with its own in-house maintenance arm, why attracting and developing young talent matters for the industry's future, and how leadership, autonomy, and genuine support shape Aspire's culture. We also dig into where AI and technology are taking property management, what it takes to expand into new locations, and Sam's own discipline as a marathon runner and what that teaches him about business.
